Let's play why hasn't this house sold!

It seems to be a modified split foyer. I don't see too much carpet. It is listed for $629,000 which for the neighborhood doesn't seem out of line. It looks decent. Yet it lingers on the market like a fart on an elevator.

This isn't my house, so you won't hurt my feelings.

Is it that hard?

It is pverpriced
the weird paint colors turn people off
the carpet in the bedrooms is ugly
the kitchen is ugly and has to be redone
the bathrooms (except for one) have to be redone

It's overpriced -- isn't that always the reason, really?

No comp has sold for more than $600K, and it has a really old kitchen and tacky bathroom redo.

Schools are going to be a concern there past elementary school. Some weird paint choices and decor. And now it has the stink of a house that's been sitting on the market. I bet if they had listed at 599 it would have sold right away.

Just the paint alone would cost a ton of time and effort, or else a ton of money, to redo. Every color, every room. It all looks new, too - why didn't they go neutral? Staging 101. So, so many colors, and none of them work together. Brick red and aqua?

Nice floors and nice light, though. They need to take it off, repaint, and re-price for Alexandria public schools. And some new hardware on those kitchen cabinets wouldn't be a bad (or expensive) idea either.

Don't know the area well enough to comment on the pricing but the paint choices clearly aren't doing them any favors. The kitchen is also an obstacle.

On the plus side.

It is pretty close in to DC.
It does have decent square footage.

Meh-

The paint I could take or leave. It isn't my taste, but then I will usually repaint any house I buy since that makes it yours.

Cons.

The middle and high school aren't great, but they aren't as bad as people make them out. West Potomac is about the same as Washington Lee.
The layout is funky. One bath on the main level.
The kitchen and bathrooms need some love make them work.

It's had additions, and it LOOKS like it. Not well done at all. I know paint is an easy fix, and I wouldn't be opposed to having to repaint a room or two, but this house goes beyond that. The blue carpeting, brass bathroom fixtures and dated kitchen don't help either
