Remote closings

We are considering a remote closing (electronic) as we will be out of town when we do close. I'm just looking for opinions/experiences with remote closings. And whether or not you think they are a good idea.

Any issues come up with the final walk through and you not being there?

We can always come back into town for closing if that is the better way to go.

Buyer should ALWAYS be there physically for closing.

We remote closed. We had a great buyers agent and had no concerns. 4 years later still thrilled with our purchase.

I did a remote closing as a seller. I was sitting on a beach in Greece while my realtor (who I had given power of attorney for the closing) did all the work. She sent me a text when it was done, no problems at all, best real estate experience ever.

We remote closed as sellers on a short sale.

Our realtor paid for some person to come to our apartment with all the paperwork and we signed it a couple of days in advance.

We did this as a seller via FedEx. You'll need access to a notary. Also internet if you want to see a settlement statement on the day of closing.

I've done two remote closings without any problems.

It's easy if you're the seller. I would just do it a couple days in advance like one PP said.

As a seller no problem. As a buyer, given how documents are notorious for having errors that need to be corrected at closing, I would be wary.

That said, escrow closings are much more common in some areas (west coast) than in person closings and things seem to work ok out there.

We've done it as a buyer and seller. No issues.

We did it no problem. The Buyer was really angry that we refused to do very costly and unnecessary repairs. We told them to walk. This made them very angry but they still wanted the house! (hot neighborhood) So fine, buy it if you want it, but no repairs --they were unnecessary in the first place. They bought the house but they did not want to "see" us during the closing. OK. So we went in, signed the papers, and left. The RE agent did the rest. Uneventful closing.
