Packing questions: house still on market

We're moving in a few weeks and our house is still on the market, getting regular showings.

How on earth do we manage packing while keeping our house show-able?

How long does it take to pack?

We've got two little kids. Most of our clutter is already in storage, so that's at least taken care of...

Any tips?

I think you designate one place for all the packed boxes, like an unfinished portion of your basement. That's what I did. As long as buyers can gauge the dimensions of the room the boxes are in, you should be ok.

Maybe you can close the house to showings for a couple of days while you pack up the bulk of it? Are you using a moving company or are you moving yourself?

We're using a moving company, but not paying them to pack. We can't afford to have them pack, since our house is still on the market. No basement or anywhere like that to store the boxes, so I think we'll be waiting until the last minute to start packing...

We just did this and I can tell you, it stinks. We would try to pack a few boxes each night and take them to our storage unit, which was just up the road from our house. If you don't have space in your house to stash boxes, do you have neighbors who could help you out? Maybe let you put boxes in their garage or basement until you get an offer on your house?

Storage unit or pod I guess. What about the neighbors - would they let you use their garage temporarily?

Can you clear one bedroom and use that as box storage? We did that with our guest room. Looked like a cargo warehouse, but the rest of the house just kept looking better as we moved more stuff into that room.

If it looks like you're packing, buyers will think you're desperate and low-ball.
