I received an offer from my lender advising that I am eligible for a streamlined refinance through the HARP program. My interest rate would be reduced by 1.25% and I am not charged any closing costs. Is there a reason why I shouldn't do this? It would save me either $500 (if I do another 30 years) or $200 (if I keep my current term in years owed) per month.

No closing costs and you can pay 200 less per month for the same payoff date? If it's legit I'd jump all over it.
