Arlington House - why does it keep losing contracts (or at least according to redfin)?

Why does this house keep going under contract and being bumped back onto the market? I know it's a busy road, but that's not a hidden problem when entering into the contract.

I don't see that it "keeps" going under contract... Where do you see this?

I see one NKO on May 14 with the house relisted on May 21. That suggests maybe a home inspection item?

The only other activity is in 2013, with a price that suggests it was a teardown or some other kind of renovation. Could be a flip or something.

It's not the busy road. That doesn't impede sales in Arlington -- there are just too many houses on busy roads.

Looks like a teardown and rebuild. I'm guessing there's a construction issue that scared off the previous buyer.

I was interpreting the delisting in April as a contract that fell through, but maybe I'm wrong.

It's a pretty nice house on a "busy" road that really isn't terribly busy - I've run past it a bunch of times. Looks like they bought it and renovated (you couldn't tear down and build new for the difference between $595K and $829K in this area), and the price isn't unreasonable for the area and the schools. I wonder if the buyers changed their minds and used an inspection or financing contingency to get out of the contract. The yard isn't very nice, though, and they don't have any pics of the back yard, which is kind of unusual.

My guesses for why it's having trouble:
- not so great curb appeal
- it's on top of a big hill
- that part of lorcom is a little busy - it's close to where it intersects with nelly custis

I drive by it at least 2x/day - it always looks so sad.

Yeah, delisting doesn't mean there was a contract that fell through. Looks like they took it off market, did some additional cosmetic things to the house, and relisted. Maybe with a new agency?

I suspect the buyers backed out or could not get financing. By the way Lorcom is very desirable to people without kids despite being busy, because it is one of the fastest drives to work (2 or 3 lights from the GW parkway).
