Got a 4% with $1000 closing credit and no fees. I got the rate online, but then several local banks matched it once I mentioned it. Just locked in last week.

At least 20%. The rates weren't as good if you put down less.

Bank of America, 30 year mortgage with a 10 year ARM, interest rate of 3.5%, 20% down. No points, APR is slightly lower than 3.5.

BTW, this was a few weeks ago. I was told they could do 4.25% for a 30 year fixed rate.
