Silver Spring flight?

I have noticed quite a few houses on the market in Silver Spring. There seems to be many more than last year. Compared to other areas, there are tons of new listings.

I have noticed this as well. I'm monitoring a bunch of neighborhoods, including Silver Spring as I am in the market right now. The majority of new listings that match my criteria are in SS. The other neighborhoods (Takoma, Brookland, Columbia Heights, Petworth, Capitol Hill, Waterfront) seem to have dried up compared to Silver Spring.

Which zip codes? SS is HUGE. This is the spring market, so it makes sense that lots of houses are listed.

Having said that, some parts of SS are sort of starter home neighborhoods (small houses). Makes sense that growing families would list now and move over the summer.

First, Silver Spring is huge so it would be difficult to compare. We're buying and selling this year in silver spring. My sense is there is a broader range of housing options and prices and now that prices are rising, many are trading up but staying in silver spring. If anything people I talk to are planning to stay long term because schools are improving and there are many great communities among ss neighborhoods.

Many low-income and lower middle class families I know are being driven out of downtown Silver Spring due to rising housing prices. I suspect my building will go condo in 2-3 years. Too bad. We loved being so close in.

About 800 homes for sale in Rockville. About 1,000 homes in silver spring. SS is about 5 times the size. Not sure a trend makes here.

Changing the topic here but I drove through Silver Spring today for the first time while really paying attention. The neighborhood was really cute! Great houses, very green, accessible to Beltway and transit. I was surprised by how much I liked it. (Only because I haven't spent much time there.) We are ensconced in DC but I can imagine moving there for more space.

you are comparing SS to very different markets in the city.

I agree, just making an observation. I actually am looking at all those areas.

Silver Spring isn't a neighborhood...it's a huge portion of the county comprised of tons of zip codes and even more neighborhoods (with different price points, vibes, etc). And the close in parts of SS will always be desirable for commuters. And I'm not sure why you would think there's some sort of flight from the area given the ridiculous cost of tiny homes in 20910. Post back if the cost of homes drops by $100k or so.

I would leave and move to Kennington or Bethesda when I get enough equity.

All those people leaving have 4 or 5 year olds and recently toured their local elementary school.

I'm in 20901 and there was a parade of young families at our neighbor's open house yesterday.

I am in 20901 and 2 homes at $700k went under contract in under a week. So, people move away and people move in. Kind of like any other place.
