Ready to play the impossible game?

The family and I are relocating to (near) DC. We need to be as close as possible to the Supreme Court building. Our budget is $1500 for at least a 2bed 1.5bath (preferably 2) and we have a fairly long list of must haves. Good school (currently in elementary), SAFE area (you would let your children play outside), side walks, family/kid friendly area, decent commute to the orange or blue metro lines (ideally within 8 miles), grocery store, big box stores, rec center, & indoor pool all within 10-12 minutes. The wish list-We'd love to have a back yard. We'd LOVE a 3rd bedroom. Day to day traffic that wont have us feeling suicidal. We'd prefer to stay out of Maryland because of the horrible schools.

What do you think? Impossible?

Maybe $1800-2000 near Van ness metro on the red line? For a 2bd/2ba?

Burke or Fairfax -- Burke may be more like 9.5 miles from Vienna metro though

I actually think this might be impossible, unless you want to go farther out (really far). $1500 gets you a one-bedroom on the Hill and not much bigger for miles and miles. Is there any wiggle-room on the budget?

No wiggle room on the price, but there is wiggle room on the commute. How about within an hour and 1/2 one way? Does that help?

lol, OP. I pay $1,400 in rent and I live 45 minutes out of DC (in rush hour traffic) in the Fairfax County part of Alexandria. Eight miles can take you an hour and a half around these parts.

You could *maybe* find an English basement on Capitol Hill for that price, but you won't see 2 or 3 bedrooms or a backyard.
