three level home: where would you put W/D?

We have a four bedroom for 1 toddler; 2 teenager stepkids (not here full-time) and occasional family visitors. Our W/D is in the basement. I hate it; I forget to do the flip on time or can't leave toddler unattended or am trying to get dinner done.... (DH loves it, because he can sit in den watching sports and do the "flip" from W > D.) We're renovating. Where would you put W/D in renovated house?

Option 1) keep it in basement, behind den. DH would be very happy with this arrangement.
Option 2) put stackable unit next to half-bath and kitchen on ground level.
Option 3) incorporate into master bathroom (like a closet to the side.)

Has anyone done any of these things? Do you like it? Is my DH right that it's in the best place?

Before kids I had it in the basement on the way to the garage. That wasn't too terrible because walking by it was a constant reminder. Now we have it on a main level off the kitchen in a mud room. I really like that because this is where I spend most of my time so I can really plow through all the loads. But, you need a decent amount of space. My mudroom has a bench, racks, 2 closets and a bunch of sorting bins. You really want it in its own space.

I have never had it on the top floor. That is appealing because you eliminate the lugging of clothes, but you also need to run up to do laundry (or do it at night). Make sure it's not too noisy. Also, same problem about space, you really need plenty of space and not just w/d shoved in a closet. Everything will spill out, really.

I would try for a separate laundry room on the floor with most bedrooms or on the first floor.

If you put it in a small space, you'll end up with odd pieces of laundry and baskets around it cluttering up the adjacent area. So only take it out of the basement if you can make a laundry room, not just putting a stackable w/d somewhere.

And no way would I put it in the master bedroom--you'll want the kids to do their own laundry at some point, right?

Honestly, I'd be tempted to put DH in charge of more laundry and keep it where it is!

I wouldn't do a stackable unit, but if you can somehow fit full-sized non-stack units near the kitchen/family room, I'd recommend that. Our previous house had a basement laundry room that was ok (and had more room to store dirty laundry), but I prefer our current house's laundry closet next to the kitchen and family room. It's so convenient to put in a load before we leave the house in the morning or change out loads while working in the family room on my telework days. Then you can fold while watching TV at night.

We have a stackable W/D right off our kitchen in a pantry. It isn't what I would have chosen, but it works for us. The units are pretty quiet, and it is easy to remember to change loads because it is on the main level. We just leave the empty laundry baskets on top of the dryer and take the clothes upstairs to fold them (which is where they are going anyway, so not a problem). Unless you plan to spend tons of time in a laundy room, I wouldn't devote alot of square footage to it.

We have laundry room off of kitchen on main floor and I hate it. I'm always lugging laundry and and downstairs. I'd prefer a laundry room upstairs with the bedrooms or at the least a laundry closet with stackables on same floor as bedrooms. You can fold clothes on the bed.

I would put it next to the kitchen - ideally, it would be upstairs near the bedrooms, but I would not want a W/D in the master (so your kids have to go into your room to do laundry when they are older). I would not want to haul clothes up and down two levels.

I think stackables anywhere other than on grade (meaning the basement) can be hard to balance and loud.

Bedroom level. I will never live in a home with laundry up/down stairs again.

I would leave it depending on cost. Or, I would keep it and go for option 2. Remember the toddlers are only young for a few years. When my son was 2-3 I would not leave him. Now at 4-5, I can leave him and worst case he will be at the baby gate to the basement asking to help. A lot changes quickly with young kids. My mom has a small stacking upstairs. For one or two people it is fine but you can only do tiny loads and it is a pain. She kept her big machines for towels and sheets.

In my perfect world, there's a mudroom at the back of the house with a 3/4 bath and the washer/dryer, plus a utility sink.
