| If a very good looking house in a relatively hot market has two baths in great condition and a basement bath in meh condition, mainly because of a very ugly shower stall, would you spend $2k to demo and redo the basement shower, mainly for resale (as it's not used much) -- new one would look much better but would still look "builder grade." |

Is it old-fashioned or does it actually have holes/significant rust/ mold etc? If it has really gross problems, replace it. I see something like that in a house, I assume the rest of the house is gross and not kept up. I will either walk or plan to seriously underbid because I figure there are a ton of things wrong with the house I have to budget fixes for.

I would and I'd search myself for the most appealing "builders grade" tile so it looked above grade. Pretty amazing what's out there now a days.
But that's only if no more glaring defect is present warranting attention. |
Thanks. The shower stall is relatively clean and there isn't anything wrong with it. But it's one of those utilitarian very basic stalls that you would use temporarily while your bathroom is being renovated. It looks something like the picture below, but it looks old now.

I guarantee that there will be more work after you take it down.
We bought a house with that exact type of shower and were thrilled to redo it year down the road. What's funny is that acrylic shower is builders grade in most areas but in dc we think home depot is. |

| I would only redo it if for some reason it would cause someone to walk into your house and turn away and walk right out. Which doesn't sound like the case since you have two other functioning bathrooms, and presumably that gets little use anyway |

This - plus a new pretty shower curtain & liner, and new knobs on the vanity door. Draw attention away from the age of the shower stall itself. |
