Another garage question

We are looking at buying a home with no garage. It has a decent backyard and it looks like it is possible to put in a garage in the backyard if someone wanted to (but it would eat up a yard)

question for all the PPs who want a garage. Would you consider a property with the potential to build one if that was stated in the details> Im asking this question for the resale perspective. We dont care about the lack of a garage - prefer the backyard but wanted to find out if the option would be good for buyers. Or would it too much of a hassle.

no detached garages take up space and i doubt anyone would build one that took up the yard.

Too much hassle. Plus there is the risk that you can't get the permit.

I commented on the other thread. If I had the choice between a back yard or a detached garage, I'd prefer the back yard. To me, part of the convenience of a garage is not having to walk outside in the elements to get to my house. A detached garage doesn't interest me so much.

My feeling on this is that if you like the house you should buy and not worry about resale. Yes the house may not be as attractive to some buyers, but it's not the kind of thing that will make the house really hard to sell, and to th extent it hurts the price of the house that will be true when you buy as well as when you sell.

When we were house hunting a garage was on our must have lists. We ended up buying a house with no garage but with a layout and yard that we knew we could build a detatched garage. It took us a few years but we did in fact build the garage and we LOVE it. We also get passerbys (walking and/or driving) that will stop and ask us about the process. In the past 6 years we have also had at least 5 people leave notes on our porch asking to contact them if we ever sell because they want the garage.
FWIW- we are in South Arlington.

What is special about the garage? The design? What does it look like?

The biggest draw is that it has a 8' high industrial roll up metal door. The garage is visible form the street but set back pretty far so it does not dominate the view. Both my dh and I drive large vehicles (his for work, mine to haul lots of kids) and we can fit in our garage one at a time. There is enough room for one vehicle plus a large workshop. The layout works well for us but it would also be the perfect garage for someone restoring a car since the ceiling is high enough to put a car up on a lift.
