powder room vs storage room in basement

Hello, I am building a new construction townhome and have a dilemma.

The basement will have a small rec room area and I have an option on whether to have a powder room or a storage room. The garage is fairly small, so there will not be much room in there for anything other than our cars. secondary bedrooms have small closets, and our master bedroom will have a decent sized walk in closet. There is also a small coat closet in the basement.

I would like to have a storage room to put things, but at the same time, I would also like to have a bathroom in the basement.

Which would you guys choose?

Bathroom. No question. We have a three-level townhome without a basement bathroom, and we constantly wish we had one so we could wash our hands right there after taking out the trash, weeding, etc.

OP Your subject line said "powder room" and then you called it a "bathroom." If you were only planning a powder room, I suggest you also incude at least a shower to make it a full bathroom. That is much more valuable than a storage area.
