2-story Addition

Has anyone done a 2 story addition to their home? I want to add a family room and do an open kitchen renovation to the ground floor and expand master bedroom upstairs to include an en suite bathroom. Estimate range of what this would cost?

We're doing something like that but a bit more extensive. My guess is 200-250k.

Yes. Including nice cabinets, higher end appliances, new roof, new hardiplank, new patio, medium to high end finishes, about 250

And get ready for the person who says EVERY TIME with no other knowledge of you house, neighborhood, lot size, or finances that you'd be better off tearing down and building new. It's incorrect and tedious.

NP--how long does it take from estimates to finish? And does "gutting" mean updating the whole house, not just the part for the addition?

OP, are you pricing yourself out of your neighborhood for your age house? Is it a knockdown? Wouldn't it be cheaper to build new?

I have friends that added on, and they always needed more room, and wished they knocked down instead, for the money, that is why I am asking.

Not the OP but we're contemplating a 2 story addition in downtown Bethesda with an estimated cost of $360,000+. Our neighborhood is full of tear downs and we're torn between adding on or paying $800,000+ for a semi-custom new build.

Measure your space

Existing space assume $150 a sq ft
New space - I.e. A non existent first floor, assume $250 a sq ft
New space on top of existing space - assume $200 a sq ft
Add it up
Add 12% for an architect
Add $40k for a kitchen
Add $15k for a bath

Tada.

Basically id assume about $300 to $350 without knowing jack shit else.

Go for the new build to fit into your neighborhood. The existing house sounds like it will still be a tear down even with an addition.

But sometimes the additions look atrocious - a mini house on top of a house.

So cutting corners can really work against you. And that's why it can be better to start from scratch.

I think you can get a ndi home for around the addition price.

I'm curious. How much does a quality build NDI house cost? I mean with hardwood floors, good finishes, etc.

It's going to cost more than this unless you do it on the cheap or hire a shady contractor.
