If you aren't moving any plumbing or electrical, I would think you should be able to do the reno for under $25k.

Make sure you get a new light for that room too.

wow 25K?? what will be the biggest expense. the counter is optional

It totally depends on where you get the cabinets. If you go to IKEA (which has great cabs) you could probably buy the cabinets for $5000 (during the sale) and the counter for around the same. Labor will be another 7k or so. I think you could do it for less than $20k but maybe not much less.

Cabinets are expensive and that's a lot of cabinets to replace. Are IKEA cabinets better than particle board?

If that was my kitchen, I'd leave the cabinets and focus on new SS appliances and upgraded flooring.

I think you'd spend close to 25K on cabinets alone...

agree, I would not pay to remodel right now. Get some use out of it first and remodel when things start to wear away. I wouldn't even replace appliances. How much is the house?

Yep

I spent about 9k on appliances alone, just stainless steel Kitchenaid.

I think all Ikea cabinets are particle board? I really hate the way that Ikea feels.

This is what I'd do. Maybe you can just get new doors for the cabinets if you really hate them.

Seriously, new hardwood flooring in that kitchen would make a world of difference. The cabinets are maybe a little dated looking but I wouldn't say they warrant replacing unless you have money to burn.

They don't look like particle board. They look like PVC material which is very easy to clean. The only things I would change would be to put in a wood floor, get the new countertops, and expand the island with a nice pendantl light over it. But I'm cheap and like white kitchens...
