Any experiences---people love or hate it? We're in S. Arlington but need more space but don't want to move too far..Looking in the Belvedere/Glasgow/Stuart pyramaid.

There are two really nice neighborhoods in 22041 that feed into Belvedere - Lake Barcroft and Barcroft Woods. People in those neighborhoods generally love them. Lake Barcroft has all the lake amenities and Barcroft Woods is within walking distance to 2-3 community pools.

The less expensive SFH neighborhoods that feed into Belvedere are Barcroft Hills and Belvedere. There are some nice houses in those areas but every block is different. Some are very nice with all the homes well maintained; others may have a lot of families living in a single house and many cars and trucks in the driveways, which doesn't sit well with some other residents. There is a fair amount of frustration that the local county supervisor and the county government don't seem very interested in enforcing the local zoning and occupancy requirements.

It's not a walkable area, so you'll definitely need a car. There are lots of big box stores in Bailey's Crossroads and a very nice Harris Teeter at Lincolnia Road and Columbia Pike. To the west, Annandale has a ton of strip malls and Korean restaurants, as well as some great Korean bakeries. It's not pretty, but it's a fairly convenient area, and the congestion isn't bad compared to many parts of Fairfax.

As for the schools, Some here will bad-mouth them, but Belvedere has an AAP center and all three schools participate in the IB program. I think Belvedere is the first elementary school in the county to have the IB Primary Years Program. Some parents send their kids to private schools like Congressional or St. Anthony's, but most send their kids to the public schools. If you would have been fine with the South Arlington schools, and are more interested in how your own kids are doing than the test score averages, you should be OK with this pyramid.

OP here. Thank you. This was really helpful. We are really torn and may end up staying in S. Arlington--we do love that we're currently in a walkable neighborhood. But 22041 (And probably the less desirable neighborhoods you mentioned) are a real alternative--good to have some pros and cons put out there.

Have you looked at Mason Crest elementary? Highly recommend. 22003.

Second worse school in the county but is better than south arlington schools.

OP - would second this as an additional area to consider. It's just a little further west than 22041 and includes some relatively affordable neighborhoods like Sleepy Hollow Woods and Columbia Pines. Much of Mason Crest used to go to Belvedere before the new school was built and still goes to Glasgow and Stuart. I think the other students go on to Poe and Falls Church.

Sleepy Hollow is also option (22044 - northern part of Lake Barcroft), as is Beech Tree (22042, west of Sleepy Hollow, east of Annandale Road). Both these elementary schools go to Glasgow/Stuart.
