| Very little in CCDC, Forest Hills, Kent, Spring Valley. We've looked all over NW from upper 20007 to 20008 to 20016 to 20015. When do the 1.5-1.75m come on the market? Nothing in even 20012. |
| I'm going to list one in that range in Cleveland Park later this year. Probably June before we get our ducks in a row. |

+1 OP.
I keep hearing over and over that the inventory on the market isn't nearly as high as the buyers who are looking. I think a lot of it is that houses still aren't up to their 2005/2006 prices and people don't want to sell for less than they paid. |
I don't think that's the case, at least in the neighborhoods that OP mentioned. |
That doesn't sound plausible to me. Not in the zip codes described, anyway. More likely people simply don't want to move. There's less job mobility. There's a strong local economy. Etc. etc. etc. |
|
People just want to pay less for more.
There are houses on the market in these areas. http://franklymls.com/DC8250120 http://franklymls.com/DC8288220 |
| Come to reality, you aren't getting a deal pay it up |
Why does that second one make me so sad? I think because it looks like someone really lived there for a long time and loved it. |
What are you looking for specifically? that's a big price for so little inventory. |
agree. house has great bones, lots of architectural interest. it just needs a little touch up. get rid of carpet and wall paper for starts. |
For $1.5 mil for that first house, I'd expect less wallpaper. Geez. |
I love the second one for the exact same reason! |
That first one is gorgeous. Come on, OP, what's wrong with that one? I like the second one too and you would have plenty of money left over to paint throughout and redo the kitchen. |
| I love the second one, too. I don't usually like Tudors. |
| Can't imagine spending over a mil for those houses with such crap kitchens. I know, I know, there are posters that get on here and talk about how the kitchen is not the center of their home and they don't like spending time with dirty dishes. I'm just not one of those people. We hang in the kitchen as a family, and when we entertain people gravitate toward there. |
