Rental properties - Annual maintenance

We have 2 townhouses, what annual maintenance/upkeep should we be doing for these?
I can think of HVAC inspection in fall and spring, anything else?

Also on the other thread I read about annual inspection, is that a regular procedure? We have never done it and one of our tenants have been there since 2009

- termite inspection
- roofing/siding

Re: annual inspection - Its good practice- my tenant is not super conscientious about alerting me to issues, so we do a walk through and she points out things that she probably should have told me about (bathtub leak) and I fix them - also I can see the inside and confirm I want to renew her lease. I would absolutely take the time to do this annually.
