Weird Pimmit Hills Listings

Can't figure out this PH listing. House is listed for almost $900K, and supposedly went under contract over nine months ago. But the property records reflect a sale at a less expensive price.

So what gives? It's hard to get a handle on how much homes in PH are worth when pending contracts don't close or listings suddenly disappear from the MLS.

"david izawa" bought a teardown or lot for 425k, threw up an ugly new build, and is now sellingthe new build. thats my take. it looks like it might be one of those homes that come in a kit on a truck and then are assembled in place.

But the sale for $425K shows up as having closed at the end of March, while the contract to sell the house listed at $897K supposedly was in February.

I think it's a nice house, but it's hard to tell how much new homes in PH are worth. For whatever reason, it seems like many contracts there don't close for a long time.

New to newer houses go for about 900-950k (less than and low 900k are either smaller and/or without finished basements)

Most people are buying teardowns and build themselves

Although there are many teardowns everywhere, there aren't many pimmit hills new homes that go up for sale because people typically teardown and build themselves.

The only one that I know coming to the market is this one but it isn't built yet.

Here is a smaller one that recently sold but doesn't have a finished basement and has the barebones NDI finishes. The finishes aren't even offered anymore.

No one said that , it was a refute on calling pimmit hills the arm pit of northern virginia
