Time is money. If you can wait for a person to get financing together, a buyer who plans to live there will pay more than a builder who is looking for tear-downs. In our case, about 15 percent more. |
| Builders don't buy all the shit shacks. There is an oversupply of spec houses in Arlington, and builders are holding back on buying lots unless they have a buyer for the house. Owner occupants are still buying houses to tear down and build new. Best prices come from people who will pay the most to purchase a shit shack and live there. Any shit shack under $800K is a valuable commodity |
