Does square footage on redfin include finished basement and attic?

Or how do they come up with square footage?

yes

Sometimes yes, sometimes no. It depends.

Finished attic yes. Basement usually not, unless it specifically states.

check public record part of the listing - info there would include original square footage of the house - attic/finish basement are NOT included in that number for sure.
Listed square footage on redfin is misleading sometimes, you never know what's included there (like some listings include finished basements, some don't, etc)

Yes , realtors list everything including basement now , this changed about 5 years a go.

It seemed like when we were looking, a lot of places didn't include basements even if they were finished, because they are "below-grade".

I have been wondering about this, too. It seems like a lot of houses don't come up in my searches because they are below the minimum square footage I put in, but based on the pictures (when I eventually get to them by searching through the map) they definitely look big enough.

Thus I think a lot of the time they don't include it.

In conclusion, you won't know until you call the agent.

Mine did not.

Not true. Most of the homes that we've seen did not include the sqft (finished basement) in the listings.

An appraiser will not consider the below grade sq footage, but whether a real estate agent would isn't clear to me.

An appraise definetly DOES consider below square footage and asses it at a different amount.

I am looking at our appraisal and it states above grade sq footage @ x dollars and then basement sq footage @ x dollars (lower)

Sometimes yes , sometimes no, you never can tell.
