check public record part of the listing - info there would include original square footage of the house - attic/finish basement are NOT included in that number for sure.
Listed square footage on redfin is misleading sometimes, you never know what's included there (like some listings include finished basements, some don't, etc) |

I have been wondering about this, too. It seems like a lot of houses don't come up in my searches because they are below the minimum square footage I put in, but based on the pictures (when I eventually get to them by searching through the map) they definitely look big enough.
Thus I think a lot of the time they don't include it. |

Not true. Most of the homes that we've seen did not include the sqft (finished basement) in the listings. |

An appraise definetly DOES consider below square footage and asses it at a different amount. I am looking at our appraisal and it states above grade sq footage @ x dollars and then basement sq footage @ x dollars (lower) |
