Is this Arlington townhouse listed too high?

A th in my neighborhood went up for sale. I'm hoping for a good comp. is it just me or did the real estate agent post shitty pictures?

That's a good price for the neighborhood - hard to get in anywhere in North Arlington under $600K, especially with Metro so close. And especially given the low HOA fee. (we looked at one in another complex with a $350/mo HOA fee and no amenities.)

(I have nothing to gain from talking up this house or this neighborhood - its sale doesn't affect me in the slightest.)

One big drawback- it is on the corner of N Vernon and Washington Blvd. It is busy with commuter traffic and buses. Lots of noises from the street, pedestrians and High School near by... you can hear the band on Football nights... I used to live one street over on N Vermont.

Well, it says it's only 1,000 finished square feet. That's tiny.

It's walkable to Ballston amenities and metro. Right price for size and finish with discount for shortcomings already reflected in a sub-600k price.

I have lived in NoVA for 30 years. Half million for any house there is too much. The orange line has been there for decades and only run up b/c of the poor economy everywhere the country except DC metro area.

Well your tenure of residence in NOVA has nothing do with the market values of properties. Best thing OP is to run the comps on recent sales in the zip code for THs. Plenty of sales I expect to compare to.

How much are you going to sell your house for? Oh wait a minute, you have been renting for 30 years because you have been waiting for prices to come down from the all time high of $200,000 in 1983!
