Appraiser

I am thinking of becoming an appraiser as a second career. I have looked into the certification requirements--not looking for advice on those so much (but of course any information is welcome). I would like to hear from people who have worked as an appraiser. Do you enjoy doing this job? Is it family-friendly? How much of the job is actually going out and looking at buildings/homes versus sitting at a desk doing research/preparing the appraisal? I have some experience in commercial real estate transactions that I believe would help me specialize/get business. I would start off slow for a few years to get the required experience and education, and would look to work independently thereafter. Any thoughts/advice? TIA!

Hmm... no appraisers out there? Not sure if that is a good sign or a bad sign. Anyone know any appraisers?

Done it for twenty five years. Love it . Very hard to break into since you need training by a certified appraiser and work is very slow. The business is under pressure from technology. Also over 25 years rates fluctuated downward from 14% to 3.5%. The next 20 years ain't gonna be like the last 20 years. So... It's good if its still around by the time you get certified 3 years from now.

Thanks for your response. Are you actually suggesting the profession won't be around? I can see how it would be impacted by technology but isn't there always going to be a need for someone to physically inspect a property?

No. Skype or a $50 inspection .

There's a difference between an inspector and an appraiser. An appraiser crunches numbers/comps on the computer, which could easily be done entirely by computers.

An inspector is the one that's going to crawl around the basement, inspect foundation, etc. There will always be a market for the inspector.
