| Check out Craigslist to see comparables in your neighborhood. If your space has positives (private entrace, full kitchen, parking) or negatives (communal entrance, shared laundry in that person's living area, not a full kitchen) adjust your rate up or down accordingly. |

I would agree with PP if there is no kitchen in the basement. IF they have their own kitchen, minimum $1k, but $1100 or $1200 totally doable if it's nice enough. |
