fawn lake or lake of the woods?

hi, my in-laws are looking to buy a place within 2 hours of DC. Would love to be waterfront and or have water amentities (marina, beach, pool, etc). this will be a year round home so having a community and not being too secluded as is having easy access to stores and medical facilities. to that end, we've been looking at lake of the woods and fawn lake, both just outside of Fredericksburg. anyone have any experiences with either community they'd like to share? TIA!
