It's interesting that the Real Estate lobby in this county keeps putting up primary challengers to Co. Exec. incumbents. Last time if was Doug Duncan, funded by Real Estate/Developer money challenging Leggett. This time it is Riemer, who will likely also be funded and owned by the same folks.

This actually probably will help to ensure that Elrich is re-elected, as it will split the anti-Elrich vote. Elrich already proved last time that he can defeat other Takoma Park challengers.

I think Blair is getting the developer $, not Riemer.

Well then Riemer has spent the last 4 years pandering to them for nothing. Sounds like Riemer. LOL. Like who is his actual base of support?

If you want somebody who's opposed to building additional housing, then you should vote for a second term for Elrich.

If you want somebody who led the effort to take money from school construction and give it to developers, vote for Riemer.

I'm voting for Blair. It's too bad Riemer will split the vote and Elrich will win a second term. Nice parting gift from Riemer to the citizens of Montgomery County.

Details on this?

School construction has two dedicated revenue streams, impact fees and recordation taxes. Riemer was the leading advocate to cut impact fees below cost recovery levels. That's a subsidy for developers. Oddly, even though he claims that he just wants housing to be more affordable, he also advocated for imposing new taxes on affordable housing but only in some parts of the county.

Man that guy is slimy. If it’s just these three candidates, I actually think Blair still has a shot, because he barely lost to Elrich last time with the vote split many more ways. The problem is if a bunch of other candidates jump in as well, which will probably happen.

I think Blair still has a shot. He has a more comprehensive vision for economic development in this county. Riemer’s only has zoning changes and developer subsidies.

Really he just has the subsidies. He's been sitting on zoning changes that would help small developers but lead to more competition. A good rule of thumb about Riemer is that the truth is bad and more truth is even worse.

What are those changes that he’s sitting on?

Montgomery County is losing pace regionally in terms of economic development. If the goal is to make it more “affordable” then what they are saying is that they want to turn Montgomery County into PG County. Otherwise, how much more affordable do they want it? Montgomery County IS the affordable alternative in the region presently. I think these people won’t stop until the entire county is impoverished.

To be clear, by “these people” I mean Hans Riemer and his coeterie of insulated Takoma Park and Silver Spring YIMBY nuts. Let’s keep in mind that Hans Riemer has been in county government the entire duration of economic decline. If there is anyone more responsible, it’s him.

It's hard to find someone more responsible. He's been on the winning side of almost every land use/planning vote while he's been on the council. His approach clearly isn't working.

The only issue that Riemer has not been able to prevail on is the county alcohol monopoly. But considering that Virginia has a state liquor monopoly and they are doing great, the idea that this and only is constraining growth is ridiculous. Furthermore, restaurants and bars don’t even produce good jobs and increased alcohol consumption probably makes us economically worse off from negative impacts to health (addiction) and crime (particularly domestic violence) and how that negatively impacts families and increases burdens on the state (police, social services, health care, etc).

Massive subsidies for developers combined with encouraging more alcohol consumption is not really a great recipe for economic growth.

Can’t wait for this election to be over. Hopefully Blair wins and Riemer will be out of county politics. It would be a win-win.
