220k @ 2.75%, it's actually 2.625% but they added 1/8 pt for an investment loan - closed last Wed.

2.6%. Locked in and will close by end of month. Rates went up steadily since.....

They were the only ones that would give us a refi; I've been trying for years. Too many renters in our building. Plus I have a subordinated second. They were our fifth try and our rate was previously 6.5%. I love my broker.

Not for that time period - the broker literally pocketed the spread in the rate PP could have gotten and did get. My advice was tongue in cheek but serious - I would not use that broker again.
