We've given up our dream to build our next home. Decided to create a list of Top Five neighborhoods in Silver Spring and start looking for a single family.
We're looking for: - diverse community - homes with lot size of at least .25 acres (for a backyard) - sidewalks - nearby park and/or neighborhood tot lot or play area - overall good community feel with young families - $600K max budget Which neighborhoods? Thanks! |

| Forest Estates meets most of that but only a few houses have large yards. |
Good schools are very important. I know the schools vary, but figured MoCo has pretty good schools overall. |
Where's it located, have not heard of Forest Estates... |
| If you're willing to come down on lot size, woodmoor and north four corners may have some matches. And they feed into good schools. |
| Flora Singer & Oakland Terrace neighborhoods on either side of Georgia Ave between the beltway and Plyers Mill. |

| The lot size requirement will be tricky. There are many perfectly lovely houses with itty bitty yards. |
| Forest Estates is between Georgia, Forest Glen, Dennis, and Sligo Creek Parkway. There are two parks in the neighborhood. It's walking distance to metro (but the OTES side of Georgia$. Feeds to Flora Singer. |
Overall, yes but individual schools vary. Can be very good or, in the case of sligo creek elementary, for example, not so great. I would add 'good' schools to your list of criteria. |
And opinions can vary because I know folks whose kids attend Sligo creek elementary and are very happy there. |
| Check out Tivoli off of Randolph Rd; you will probably not get that big of a yard but it is a nice community, large mature trees, young families and 2 playgrounds. As you enter go to the back and there are large single family homes |

North Woodside.
It's west of 16th (east is Woodside, too expensive and public schools are not good). North Woodside in-bounds for Woodlin Elementary is a good idea. There is a friendly community feel: the houses are smallish but some are very cute, and many have front porches, so that people walking around can talk to their neighbors on the porch. Children of all ages. Safe. Not easily walkable to downtown Silver Spring but definitely do-able (20 minute walk?), especially if you walk along 2nd avenue. We do not live there but our best friends do and we know the neighborhood well. |

If you can come down a bit on lot size, look at these neighborhoods:
Indian Spring Seven Oaks Woodmoor Northwood south Four Corners North Hills You can get larger lots and newer construction the further out in Silver Spring you look, but the schools become more iffy, except for Cloverly and Stonegate. |
