we have carpeting upstairs (bedroom level). in terms of resale should we just replace the carpet or put in hardwood floors?
Always hardwood floors
Hardwood.
We wouldn't consider it without carpeting in the bedrooms. Hardwoods equal stark, hard, noisy, and cold - the opposite of the soft, comfy, relaxing feel we want in bedrooms.
I like hardwood better.
Hardwood. If you have allergies, carpet is awful. Most people have allergies.
Hardwood. Area rugs, even large ones, are much easier to clean and maintain than wall to wall. If you want the feel of carpet, buy some super plush wall to wall and have it bound. It gives you much more flexibility and is a big plus for resale.
Hardwood. I hate carpeting.
|
Hardwood.
If you have kids, someone is inevitably going to puke off the side of their bed in the middle of the night. |
Hardwood. We put in floor cloths, area rugs, and bound carpet remnants. I don't want someone's nasty carpeting and padding, no matter how well it has been "cleaned".

Hardwood
I agree that buyers will definitely prefer hardwood. Are there hardwoods under carpet, OP? If not, do you think it's worth the extra money? Are you replacing the floor only for resale or will you live there a while? I would prefer hardwoods, but carpet wouldn't be a deal breaker.
I like carpet in a bedroom.
My house came with new carpet on the top floor, and I was bummed. However, over time I like that in the bedroom. Just make it nicer stuff.
I guess we aren't little delicate flowers like you.
