If the house is in the DC Metro area, the VA loan process is not any different than conventional loans. This area supports a TON of VA/military families and they gain great wealth from mortgages here. If the house does not appraise, it's not because the buyers have a VA loan. It's because the house is overpriced. Unless you find a buyer willing to pay the difference in cash, no loan is going to cover it. I've never once heard of a buyer or seller having any difficulty in the last 10 years with VA loans in this area. Your agent has dated information. Call the VA and ask the questions yourself.

If you look at this form OP, it says that your roof must have 5 years of remaining life and no leaks. If your house needs a roof, a VA loan is not going to work.

As far as the OP and their roof, any loan could be a problem for them. Even a conventional loan, the bank can stipulate the roof has to be replaced before they will do a loan.
