What makes a neighborhood "sketchy"

Anonymous
Yup, people walking around like they got nothin' to do. That's never a good sign.

Vacant, dilapidated houses. Cars with bling-bling "rims." Questionable demographics. Lots of security system signs in people's houses.

Oh, you mean black people?

Call it what you like.

McMansions in a neighborhood of mostly smaller homes, with 5-7 cars in the driveway/street.
Unkempt yards and houses
Lots of people just hanging out--in most suburbs, if you are outside, you are doing something- taking care of the yard, walking the dog, exercising.

if you are thinking of buying in a transitional area I think what matters as much as the overall 'sketchy-ness' is any anchors in immediate proximity. The overall 'sketchy-ness' most likely will trend with the area if it improves but zones with shelters/clinics/etc that rely on more the market forces to turn can get skipped or lag as the tide rises

I recently visited a town near where my daughter's college is located. As I proceeded to the southern part of the town, more and more payday stores, pawn shops, loiterers, etc. In the northern area were cute little downtown shops, well-kept strip malls without loiterers, Antebellum homes, neatly kept yards, etc.
