How valuable is second floor laundry?

It would be a negative for me. When something leaks, you e blown out the ceilings on your main living floor. That,and the noise on the sleeping level.

So the answer is, do what works best for your needs now.

Our former house had the laundry room in the basement. We had moved from an apt with a shared basement laundry so it was a huge step up to have our own machines. I never really thought twice about carrying the laundry up and down the stairs because the house I grew up in had a basement laundry room and every rental I had lived in as a young adult had a basement (sometimes shared) laundry room.

Our current house has the laundry room on the same level as the bedrooms and I absolutely love it. So much easier. I actually find that laundry no longer piles up because it is so easy to pop in a load...

Second floor laundry is awesome. Even first floor or garage is better than the basement. It's one of my requirements for a house or I will make it happen after we purchase.

My 2nd floor laundry is such a luxury. It's little things like that that make my daily life so much easier. We have a family of four and I love it!

I love ours! Bee custom built our house and the second floor laundry room isoneify favorite things. We have two kids and plenty of laundry. I love nit lugging baskets up and down stairs. And the kids are now starting to sort and put away their clean laundry right out of the dryer. So convenient!!

Me too! Sold me on our home. I overlooked imperfections in our home due to the 2nd story laundry room. I will always want my laundry room on the level where our dirty laundry is accumulated.

I'm curious about the worries about leaking and flooding. We've never had a problem with leaking laundry machines or flooding. We have bathrooms upstairs that would be equally prone to water problems, no?

If we someday have a problem with a leak, the years of convenience will make up for it, IMO. And we have insurance ?

Maybe the people worried about leaks have never had laundry rooms upstairs. To me, not putting the washer and dryer near the dirty laundry would be the euivalent of keeping a stove or refrigerator in the basement. Impractical.

I think statistically, laundry hoses are more likely to burst than a bathroom fixture is likely to cause damage. Replace the hoses regularly!

Don't use your insurance for minor (= a few thousand) incidents.

I'm glad your washer and dryer's location makes you so happy.

Basement laundry is not a deal breaker for me. 2nd floor laundry would not push a house that I'm on the fence about into the buy category.

We just did a large reno and left the washer and dryer in the basement. For a while I was wondering if we made a mistake until we talked to a plumber. He worked on a house that was newly remodeled with the 2nd floor laundry. He said the bottom floor of this house flooded and it was 100K in damage. Sure the insurance probably covered it but they had to move out and go through all that headache. Not worth it.

There are thanks you can do to minimize this risk. We put in a tile floor with a floor drain in our laundry room. If there was torrential water we might have a problem, but the average leak should just go down the drain.
