Location location location. Buy in the good neighborhood, get rid of some of your crap, and get some bunk beds. Make use of the basement. If you can afford it expand in a few years.
Why overextend yourselves financially or sacrifice the good neighborhood and schools just to have a big house full of crap? Sounds like you're making the right decision to me!
