where to live in NoVa

Despite having 123 running through the center of town, there is definitely a "small town" feel and we can walk to just about everything. My DH used to work in Ashburn and the commute was pretty easy, as it was against traffic, although it did include tolls (which seem to keep going up) There are some townhouses within Vienna town limits--not sure how often they come on the market, but I'd recommend coming and spending some time in town (go out to eat, walk or bike the trail, hit some shops, etc). to see how you like it. The bonus of you already being in the area is that you can spend some time checking out towns before you take the plunge. Good luck finding a good fit for you.

But are there townhomes in Vienna for under 500k? That is the question

Probably, but depends on what you're expecting to get...the TH that have more SF than my (older) SF home plus a garage, no. But a reasonably sized TH in a small complex with no garage, much more likely.

OP here- Thanks for the info! I will look into Vienna some more. Anyone familiar with the Seminary Hill and Landmarks/Van Dorn areas of Alexandria? I found two townhomes that appear to fit our needs and price range. Are homes like these rare finds, or is this price range common for these areas?

These are the homes:

It's one of the less desirable parts of Alexandria City.

To add to that, we are looking for a 1700+ SF townhouse with at least 3 bedrooms 2 full bathrooms, finished basement, and backyard area. Bonuses are a garage and deck.

There are many run down apartments in the West End of Alexandria. Population is transient and it's also a higher crime area, with easy access to an interstate. Schools are among the worst in the city. So it's not sought-after by families, though there may be some good deals there for singles and empty nesters.

Access to frequent and reliable public transit is also poor. Metro is far away.

Van Dorn Metro isn't far away from that area, is it?
