OP here - thanks for your replies. He's working in DC proper. Shes a stay at home mom. He's willing to do a 1 - 1.5 hour commute (with traffic of course) since before he was "commuting" from Georgia.

really? in that case, they have few limitations. if they want something REALLY exurban, they could even look at crownsville, md. they'd get a really big lot, too.

Outer suburbs of either Virginia or Montgomery county. $1.2M is a smaller suburban home in the inner suburbs.

Poolesville, Darnesville or Potomac. Most value can be found in Poolesville however, since he's willing to commute.

With a 1.5 hr commute would definitely consider Poolsville or HoCo, or parts of AA county (I am not as familiar with the schools there.) Really 1.2 within 45 minutes doesn't get you that size house with highest quality schools.

I know someone who is going to be selling her ginormous house near the Bay, if that is of interest to them. Probably in that price range, too.

I live on Capitol Hill and love it, but it is not even close to fitting the criteria that OP mentioned.

OP here again - Thank you all so much for all your suggestions!!! I gave them a list of the places you suggested - hopefully they find an area they like. By the way I think Capitol Hill rocks too
