Chevy Chase, DC v. Takoma Park, MD

In terms of how much your house will appreciate - for sure CCDC. It is just a much more desirable part of the DC metro area. I also see Montgomery County schools on the decline. Budgets are cut and parent are not allowed to contribute to the same extent that parents at Lafayette, Janney and Murch.

Not sure about how good the schools are in Takoma DC.

Schools are horrible. Just bought a house in CCDC (leaving Takoma DC) for the schools - and we always were heading across the park for everything because we just like it better over there. Better parks, better food, better coffee, better shopping, etc., etc. Takoma DC is getting nicer in the downtown now - there's gelato, etc. Also, there's more crime in Takoma DC.

There's no way of knowing which will appreciate more, but my guess would be that TP has more potential (to either appreciate or possibly lose value), while CCDC is more established and unlikely to outpace the DC market (in either direction).

Agree with previous poster. I spend an incredible amount of time going across the park to my son's OT appointments, shoes at Ramer's, gifts at Child's Play, Co-op nursery school in the Palisades, toddler classes at CCBC, summer camp at the Levine school of music, summer camp through DCPR, food shopping at Whole Foods, playdates at Turtle Park, Forest Hills Park etc. First chance we get we will sell and go WOTP. I am sure I could switch my universe but this just seems to be where we feel comfortable.

Really, better coffee WOTP!? Give me a break.

Do tell 20;31 , where is this superior coffee in TP MD? I love that gelato place in TP MD -- the eotp locale at issue here.

Where would you recommend that I get coffee in TPMD that is worth driving crosstown / is significantly better than my local Ccdc brew?

If your main concern is resale value, then CCDC. Otherwise, TP is you're more hippie, CC if you're more preppy.

sorry but this is ridiculous. CCDC is zoned for Lafayette and Murch and Janney as elemetary schools, Deal as middle school and Wilson as high-school (plus you can apply to charters as anybody else in the city and there are very good options from el. to high school level). you can go private if you want, but you don't have to. Takoma MD may be good too or even better (I don't live there so I don't know), but saing that schools in CCDC as not viable is really stupid.

as for access, I live in CCDC and take the metro every day to work. a good part of CCDC is in walking distance to the metro (it takes about 12 minute to reach FH metro to me, and I am east of Connecticut). yes, if you live in Barnaby Woods then you don't walk to much and the only bus is the E6, but where I live I have within two blocks the stops for the L1 and L2 on Connecticut and the E2, E4 and E6 bus (and I take the bus only if I am lazy, because I can easily walk to the metro). I work downtown and I actually bike to work every day from April to October. also, in walking distance in CCDC there are a lot of businesses, movie theaters (FH and the Avalon theater), grocery stores, places like Politics and Prose. when we bought we chose CCDC because with two kids and a family of 4, we could do with only one car (which my DH needs because he works in the middle on nowhere in Rockville).

If we're going to discuss resale value, might want to stick to facts.

CCDC average price per square foot is DOWN 7% YOY.

TKPK MD average price per square foot UP 20% YOY.

Reading between the lines, CCDC is a mature market where prices have topped out. TKPK is still a bargain, but has room for growth.

My kids go private. I think all DCPS schools are horrible. I like real people so I much prefer EotP any day.

You should look at Chevy Chase Maryland too. Zip 20815.

People will say that Takoma Park is as close to downtown as CCDC, but it's not as close to the parts of downtown you are likely to spend time in. It's also a trek to VA, Tysons, and Rockville corridor, which are places you will occasionally need to go. I lived in Silver Spring for a long time and if I could have afforded CCDC, I would have much rather lived there. Yes, downtown Takoma Park is cute. But it's tiny.

I think the main problem with takoma park is the thing some people like, the tiny old smaller than 1800sqrft homes and not enough new normal sized homes.
