HELP!! How to make an offer on a home (no buyers agent)

Update from OP:

We are en-route to closing!

Never used a buyer's agent. We got the house at about $50,000 less than asking price, as best we can tell. Paying $800K. Home will need some work, though. We're going to use what we think are our savings to get that work done.

We did:
1. Do a pre-inspection
2. Get some contractors over to give us price estimates on repairs, so we weren't going in blind.
3. Hire a lawyer to do much of the contract-writing, etc. (she offered zero help on negotiating. That was all us, directly with the seller who is herself a real estate agent.)

Woot.
