Yeah, not sure where else in Montgomery County, or the DMV even, where you can get a SFH with a decent school cluster and walkable to Metro and amenities, for 400k.

Agreed. Surprised there hasn't been more redevelopment there, parts of it are still so industrial along Stonestreet Ave.

Is East Rockville still a good option. Wanted to bump this post. We are also looking in East Rockville and wondering about commute times.

I would start a new post rather than bump a 2012 post.

Yes, it's still fine.

I've been spending time in the neighborhood with my daughter to get a feel for the area and it's not as scary as some report. Unless you count the neighborhood Halloween parade the neighborhood association is hosting next week.

Keep in mind the further you go East the less crime and more expensive housing gets. Rockville goes all the way to Georgia Ave where housing can be over a million dollars and less crime and sex offenders.

Bumping this again. Does anyone have any updated comments/thoughts on the Croydon Park and other east Rockville areas?

It’s a nice area, with older homes/smaller lots. We enjoyed living there.

Agreed. Croydon Park is also probably one of the better neighborhoods in the larger East Rockville area.

You eyeing this place?

We’ve been here for 8 years and love it. Great neighbors, good family events (Halloween parade, Easter egg hunt, block parties) and an interesting mix of historic beautiful Victorians and bungalows mixed with smaller cape cods and colonials and ranches (we are very close to metro- as you move further into East Rockville, the lots seem tiny).

Some parts of it, such as Croydon Park and Rockville Park, for example, which are nearest to the metro and downtown are NOT working class anymore. My neighbors are mostly federal government professionals, middle management people, and there are even quite a few lawyers in these districts and houses in these areas range from 400K to 800k depending on condition and style and size. These are perfectly safe areas, and very neighborly and I am on a first name basis with everyone on my block and we all look out for each other. The farther east and north you go from the metro, things change demographically, and there you will still find working class streets, though some new, younger white collar professionals are colonizing these areas as well. I walk the entire neighborhood at night and it is calm and quiet. It is an area where you can live with just one or even no car and have closeby walkable urban amenities with an suburban feel. Frankly, we are a well kept secret and the fear is that we are slowly being discovered and this is forcing up prices as the bethesdaization of the neighborhood occurs as the old timers move out and sell their homes.

+1
Well put.
