We paid 1% solicitor fee when selling in London, it slid up to 1.5% had it sold for a higher price (which it did not).

The sellside solicitor scheduled and let in any interested buyers, none of this silly "who's going to let you in to the house?" "who do you want to pay $30,000 to let you in to the house." In other words, no additional buyer's agent was typically used for owner-occupied residential real estate.
