Found the tasteless fool that lives in a horrendous looking 1990’s McMansion in Potomac. Your house is tacky — that’s just the reality and no amount of trying to turn this around on those with the sense to call it out as such will change that.

This house below is 4.3 million 85 x 100 lot and to be honest it is Bethesda but also off river road and you can walk to metro which is great but a decent walk in winter or rain. So being 7 miles close to metro in Bethesda will cost you an extra 2.3 million and $27,000 a year extra in property taxes.

Amazing as when I was looking in 2016 at houses it was a 200K to 300K price difference.

The Bethesda house was built in 2015 and the Potomac house was built in the 80's. The Bethesda house is still kind of competitive with new construction. 80's houses without updates are almost close to being tear down these days.

You also have to remember that the asthetic in 2005 was very much a category. For example, multiple peaks, stucco over stone and big blocky extrusions were common place. It wasn’t craftsman and it wasn’t farmhouse or colonial symmetrical. It was some weird morph of faux opulence and hyper-feature inclusion that didn’t make for a cohesive design.

These homes built during the rise of the exurb; 2001-2006, were just extrapolating off of equally as dated examples built in the previous run up. It’s like how the Hummer2 was the peak SUV of this era.

There are so few of these Potomac Mansions that have an aesthetic that transcends multiple decades or can be tastefully painted to modernize. It’s this lack of cosmetic resilience that ultimately caps their market value. It’s a big home. But Will always be slightly displeasing. Just like the H2.

Assessed value from the county is $2.6mln. There must be some story behidn this if it sold for that much below the assessed value, as the county usually assesses a bit below market price. Maybe seller need to move it fast?
