PP again. And fyi there is no 10% cap on rental properties. It’s only for your primary residence.

MoCo has been flat since 2022. SFHs have even declined a little. That’s if you look at actual sales data.

NP- email and phone. You might need to reach out a few times but you have a right to the information they used so just be persistent.

Although statewide legislation caps increases at 10 percent annually, many local governments have implemented lower caps. Residents can apply for The Homeowners' Tax Credit which sets a limit property taxes owed based on income for qualified candidates.

There's also a Homestead Tax Credit that caps a resident's yeary taxable assessment regardless of income level.

To OP, can you tell me how much the assessed value for the building, ie, improvement, has increased compared to the increase in land value?
For us, it’s all in the increase in building value although there’s been no “improvement”, it’s 3 years older

MoCO only reassess every 3 years. So the 1-1-2025 Assessment is based on 2022-2024 average, Which would be way higher then their 1-1-2023 assessment based on 2020-2022 average.

My block houses are still going top dollar. It depends where in MoCo. I think outer MoCo and new build townhomes in 2022-2024 were over priced and stalling now.

I am not the OP, but in our neighborhood they only increased the value of the improvements. The land values for all the properties stayed the same. Which makes no sense.

Does anyone else have a situation where their property assessment is significantly higher than the assessments for very similar houses (e.g. same models in the same development)? I'm so frustrated I have to take the time to deal with this but I'm not willing to pay this much more than my neighbors for no apparent reason.

Remember this on election day next year. Assessments are up = the county and state are getting more in taxes without even raising the _rate_ of tax.

Yet, they are still talking about raising taxes, in particular Elrich:

Elrich has no control over property tax ASSESSMENTS which are done by the state. He can propose a tax RATE increase which the county council must approve. Elrich will make his proposal in March when they publish his proposed operating budget. At that time they will have an estimate of how much that rate will bring in given the assessments.
