Where in the country can a family live comfortably on $70k?

I am in a small midwestern city. You can’t help purchase many small homes for under 100k. The schools are good, excellent if you are on the AP track.

Yup, and some places that require a bedroom for each kid if over a certain age and different sexes (it's local laws--stupid but landlords follow them)

I did not mention bathrooms- I was assuming one. Some places won’t rent a one bedroom if the child is opposite sex.

$70k for a household of two is not going to get you in an income restricted building.
Try to rent a basement apt from a private landlord.

Rural New England. Maine, VT, NH, MA, and RI. But cannot be a town where people can commute to cities as they will be too expensive.

+1. My brother lives in rural Maine. His house would sell for under $100k today—3bed/2ba. Schools are pretty good—2 elem, 1MS, 1HS.
