Its nearly impossible to time peak or bottom. Buy when you need and find something good within your budget. No point in trying crystal ball. Don't overextend yourself but also dontbe too frugal.

We want to sell. Do we hurry up and get it on market while inventory is so low? Office relocation forcing a move in 4 months.

Yes, I would go on market asap when there is very little for sale.
If you’re in a hot area with low inventory

Barely anyone is buying and houses are starting to come onto the market. Purchase apps at a very low level on the last reading

Anyone know the story behind this house? Seems to have been a pocket listing. Sellers left money on the table in my view.

Historically low inventory, historically high house prices, and historically high interest rate... What a wonderful combination!

Nobody can afford to move right now. It seems like a great time for developers to buy properties though since they can flip them in time for rates to cut at the end of summer.

You don't know what you're talking about. Nobody is flipping houses right now, you idiot.

Going to say yes since my tiny shore town had four new listings pop up this week after nothing for months.

ok if we remove the work historically on the interest rate part and just say higher interest rates - does that help you comprehend what the pp is saying?

Just tried to buy a house in Richmond (Fan District). Nine competing offers with the winner (not us) 20% over asking. That market at least is going crazy.
