Considering Move from Cap. Hill/Hill East to Silver Spring--Am I crazy?

Anonymous
We are a two parent, two kid household and are busting out of our house. I'm fairly organized and have used every space I can, but we've gotten to the point where we simply need more space! We hate to leave the city but, we can't afford significantly more space in our current neighborhood (or even the city.) Our kids are in private school, so we could really move anywhere, but VA is out of the question for hubby. I have fallen in love with this home: http://www.redfin.com/MD/Silver-Spring/9501-Colesville-Rd-20901/home/10966238 We can afford the renovations on it, but hubby doesn't think that the neighborhood is an overall improvement from what we already have. Am I missing something?

I moved from the Hill to the neighborhood where this house is located. The house is on a very busy stretch of road, but it sounds like you have been inside and are thus aware of the exact location of the house. So busy road aside, I can offer nothing but raves for the neighborhood. I'm not sure what your husband is referring to in terms of overall improvement. The schools are much better, the crime is lower. It is not as walkable to corner shops and such, but it is spitting distance from Sligo Creek Park. Plus lots of buses go up and down that road, so getting to downtown Silver Spring is very quick and easy. You can also walk, as it is only about a mile to the metro.

Thanks for the feedback. Do you know if there is a list-serve like the MOTH for this neighborhood?

NP, it's not really Takoma Park, but you might look at TakomaPAKK

There is also a very active Silver Spring Parents list serv - do a search on Yahoo Groups.

We don't live far from that house and I've been coveting it but can't live through the renovations. Colesville is busy there but the neighborhood behind that house is great.

I believe that stretch is part of the Indian Spring neighborhood. Try iscaonline.com.

Original Poster here: I work in Mclean, VA and our kids got to school there as well. I did a trial commute from my job (entered 495 North from GW Pkwy) to the house on Colesville (exit 30b) last Thursday and it took only 35 minutes. I wonder if this was typical or a particularly light traffic day... Does anyone do a similar commute?

Busy street. Great house. Good location (near Indian Spring, Sligo Creek, etc.) Highland Park Elem. gets RAVE reviews from friends of mine in that 'hood. CHEAP.

It is Highland View ES, and it is wonderful.

OP - agent here. FYI: this house was on the market this whole spring and summer for $10K less than the current asking price and did not get a contract.

Thanks for that interesting tidbit! The asking price was also a bit too high for hubby's taste, too considering the condition of the home. Honestly, I figure the house is worth $400-425K.

That's a really cute house! Lots of potential if you're willing to put in the kitchen/bath work. Let us know if you buy it, OP!

That house is adorable. That said, I'm a Hill East parent with two kids so I probably know you. So I'm sad you are planning to leave us!

Colesville Road has so much traffic. I honestly can't see buying a house on that road with kids. You have to deal with the yard work yet you're on a busy street.

I'd stay on the Hill for now, and save up enough to buy a house in Woodside.
