selling a house, comission / fees ........

Anonymous
I've heard this from a co-worker that his realtor is selling a house for him, charging 1% of comission, but I don't understand the following and just want to confirm it with some of you guys outhere........is this a good deal? so how much would he paying the buyer's realtor agent for the comission? 3%? (I think the realtor agent is charging 1% because he will be using him as the buyer agent after he sold the house)

"Any additional commission will be applied to your closing credit (if the listing side is paying 3% coop fee, you'll get 2% as your credit at closing." and I guess this is for buying the house.

Sounds like the realtor will be giving the seller a rebate, which will be applied towards what the seller needs to bring to closing. Some realtors do this. I have never heard of a 2% rebate, but I have heard of 1-1.5%.

PP here, I should also add, the seller is still mostly paying a 6% commission (generally 3% to each agent) but the sellers agent is rebating 2%. The buyers agent is probably still going to get 3%. Tell your co-worker to check the contact.
