What did your appraisal come back at? Appraisal at sales price?

What was your appraisal for your recent home sale. Do they always come back at sales price?

We know the home is worth over sales price but I think if it over appraises the seller may not perform all the contingencies.

Ours was exactly the sales price and I also feel like the home is worth more than the sales price. C'est la vie.

The appraisal is the property of the buyer, so the seller doesn't need to find out at what value the appraisal comes in.
