Looks good and Beecher is one of the nicest streets in Glover Park, but I wonder whether the price is right.

I used to live in GP and think that's priced way too high and the whole "fully updated" description is a joke. But, yes, Beecher is a nice street. I like 39th Street better though
Nice curb appeal but living room looks really narrow as does the kitchen. Not sure about advertised sq footage for 4 bedrooms - each room must be really tiny.
I dislike this place. WAY over-priced. Definitely not a house for a family. Maybe a nice couple who don't want children or only one. Ugly tile in the bathrooms. The kitchen layout is strange. Yuck.
I know Glover Park well. Its probably priced a bit high. Bathroom are truly hideous - very poor taste. Nothing at all special here either. Pretty standard GP row house.
RedFin advocat strikes again!
Looks like there might be a separate apartment in the basement, which could be rented out.
creepy and small

It's definitely over-priced, by at least 25K, probably more. The kitchen looks really dark, and the tile is awful. Not a huge back patio, although the two parking spaces are nice. VERY taste-specific bathrooms, which was a bad call since they only bought in 2005. One of the upstairs beds appears to be part of the addition, which usually means you have to access it through another bedroom rather than the hallway. Basement doesn't look like it's all that nicely finished. The big thing that it has going for it over most other GP homes is the true master bath; that's pretty rare.
I WISH it would sell for even close to asking -- we live in GP and will likely sell soon. |
Is it really that overpriced? I noticed the townhomes on Hall Place in Glover Park are going for over $1m. There's one for sale now for $1.1m or so, and it's not even one of the nicest. Granted I think those houses have views as they sit up on a hill and are a little larger.
I sometimes can't believe what you get for 800k around here. Good Lord.
Historically, Hall Place homes have sold for more than other homes in GP. Most are slightly bigger, some have a more "magestic" feel. I have never seem the draw as they are so close to the "strip' and all the BS that goes with it. Uch prefer W place abutting the park.

I don't think is overpriced. I like the house overall but i will make some changes:
-tile in the bathrooms -toilets, cabinets and sinks in bathrooms (not contemporary at all) -kitchen cabinets Well, most of the fixtures need a more contemporary touch for my taste but overall is fine. |
The tile in the bathrooms is truly awful. Beecher is a bus route, I think. Might be a little overpriced ($25,000 or so), but not much. I'd pass on it.
There inea other one that is going through a total rehab on the same street- c/ of Benton & Obsevatory. I think it is a flip. They bought it on the first day on the market and started work with permits the next day. They bought it for like 450 or something. If they are flipping, it will be interesting to what they ask and get.
