Marshall's profile looked the "best" (highest scores, lowest % of FARMS kids) when the school had a lower enrollment and it got a lot of pupil placements for IB from Langley, McLean, and Madison. Now it accepts very few pupil placements and more kids in both absolute and percentage terms come from its low and moderate-income apartments. The upcoming boundary study could also affect Marshall if its most expensive neighborhoods in Vienna get rezoned to Madison, which recently got expanded. Of course, if that happened, the house in the OP might be among those redistricted to Madison. |

I like colonials and think this looks like a very nice house and I’d say fairly priced.
The yard has some flat areas it looks like for playing. Plant some bushes in the sloped part. Good luck! My daughter has lots of playdates in the neighborhood and it is seems great. |
And across the street they just built million dollar townhomes. I swear, people on this forum are so incredibly weird. |

Don't buy this house. Your children might be forced to interact with poor half-millon condo dwellers or million-dollar new townhome owners at Marshall HS.
Your children deserve to attend private school with all the upper-crust families that spend $50K per year for tuition. Anything less than a private school experience is child abuse. |
That’s not the inexpensive housing feeding into Marshall, but go ahead and pretend otherwise. |

OP here. We decided to wait until October/November. I think the market is cooling. This house is ok but needs a lot of work. We also want a bigger backyard. It is interesting the discussion turned into one about schools… |
