This house has been on market a while but is in Falls Church City and is fairly new. Is it just overpriced or is there some flaw we are missing? How is this part of FCC?
Let's try that with a link http://www.redfin.com/VA/Falls-Church/102-Spring-Ct-22046/home/40105914
Not sure I like the neighbor's house immediately to the north, but the house itself is ok.
Yeah the northern house is a bit on the rundown side, but this is a nice part of Falls Church in general?
Nicer part of FCC is north of Broad St. The neighborhood for the referenced house is ok but not the nice part of FCC. |
Look at the neighbors on either side. The neighborhood itself is nice -- although not fancy like Broadmont -- but the houses to the immediate left and right aren't exactly helping.
That's a nice house in a mostly good neighborhood, but the two kitchens definitely confuse me. (I'm assuming the one with the crappy cabinets is the in-law suite kitchen?) Otherwise, not a bad price for that house.

Is that pink bricks?
The land is pretty big for that area so why is it built in 2002 and only 2200 SQRFT and where is the garage? This is a much better value w/ garage and new construction for less http://www.redfin.com/VA/Falls-Church/116-W-George-Mason-Rd-22046/home/12034943 I will give you this

It's a great price for the house and the area. The neighboring houses are run down, but you'll find that it's a friendly block with lots of young families. It's very close to Broad, which is a good/bad thing, depending on what you are looking for. In general, north of Broad is a bit nicer, but this block south of Broad is pretty nice.

We saw it in person and it's very nice inside. Great yard, too. Negatives (for us) were carpeting on the bedroom floor and the rundown homes on either side. There are two kitchens, but one is in the basement as part of the in-law suite. It's actually a really nice kitchen! DH and I agreed that if this home were located somewhere else, it would have sold for close to original ask. I'm not sure why it's still sitting at this lower price. Very few FCC homes have a garage, so that's not what's turning people off. I really think its location. Our agent previewed it for us originally and ruled it out because of the homes next to it. It's also very close to Broad (but I dont know if that has an impact in this case).
We went and saw it on our own during an open house, but we were already set on another property at that point. Certainly the home is in MUCH better condition than the home for sale on Buxton in Broadmont. That home needs major work and is priced in the high $800s. |
FCC resident here. I think that house is priced very, very well. The neighborhood is fine -- more smaller houses but still a nice family friendly neighborhood.
