What would be a reasonable ballpark price

For a house like this: 100 year old craftsman bungalow on quiet leafy street in Rosemont (west of Russell). Walk to metro; family neighborhood with lots of children, dog walkers, and parks. Most houses in the area are also older and on smallish lots; houses in the surrounding streets are mostly 3 to 4 bedroom. House is probably about median size in this neighborhood, maybe 2000 or 2500 finished square feet? It is on corner lot, has its own detached garage, pleasant though not huge fenced in back yard, 1 bath plus 3 br upstairs (2 very small, one moderate sized -- maybe 15x20), living room, library, dining room, smallish galley kitchen that opens onto sunroom/breakfast room, plus 2 other connected rooms that could be used as a master bedroom suite (bedroom, dressing/sitting room and bath) or as offices. Main floor also has half bath off DR, 10 foot ceilings, fireplace in LR, and many original details (moldings, light fixtures, windows, etc). Basement is finished, with two additional bedrooms, a family room that opens to yard at ground level, and laundry and bath, as well as a utility room. Basically house is well-maintained and in very good shape, though as with most old houses it has some quirks (creaky floors; some floors not quite even, etc). Kitchen pleasant and functional but not "fancy." (older appliances, counter, etc). Original hardwood floors throughout, except in kitchen/breakfast room (tile). Great front porch; rear deck. People tend to describe it as warm and charming-- it's a very unflashy house, but has traditional and elegant lines.

Was last sold for 900k, back in 2007. I realize it's impossible really for anyone to give a solid price for a Ouse they haven't seen, but any thoughts on what a reasonable price would be for such a house?

Which Metro, and is it zoned for Maury or J-H?

West of Russell and walkable to King Street Metro and Maury Elementary, I'm going to say about 975k to 1 million.

900K or less will sell fast. 900K or more will sit on the market for a long time. If you price above 900K be prepared to drop the price below if you don't get offers in the first week after an open house.

pp here. do you know Rosemont? if so, fine, but if not, I think you're undervaluing the property (although maybe a 900k pricepoint would prompt multiple offers).

Notice that it sold in 2005 for 1,100,000+. It might have sold for $975K in 2007 (more than OP's home). Before it sold in March 2012 it sat on the market for 3 months and had to be lowered in price by $75,000 to sell. I stand by my initial thoughts 900K is the crucial price point.

Eh, I'm not going to give you a strong argument, but what it sold for in 2005 isn't relevant to anything.

What counts as a "bedroom"? Does it have to have a closet, a window and it's own entry?
