| If you are not in a bidding situation, how many times do you see a house before making an offer? How carefully do you examine it - do you flush all the toilets, turn on all the faucets, etc.? Do you try to see it at different times of day to see how much light it has? What are all the things you typically look for? If there are any agents here, what is the average number of times a client looks at a house before buying? |
| Condo was once for 10 min. House was twice for 15 min each time. Looked at the photos lots after visit to be sure. |
| We shoot for at least twice. Usually the second time is the same day we're submitting the offer, and often is the morning after the first time we see it. Most of the homes we're looking at end up in bidding wars, or else we'd take more time. Still trying to find a house! |
I saw ours 3x. 1st w just me and the Realtor, 2x to show my husband, 3rd time to measure that some furniture would fit!

| I saw both of my houses twice on the same day, then made an offer. In the first case, I had seen about 12 other houses and given my small price point, knew that the house was a pretty good deal and a good fit. There were 2 or 3 other bidders. My current house had just dropped in price for the second time - it had been on my radar for a couple weeks but I didn't see it until I could almost afford it. At that point, I'd seen about 55 houses and knew a good house/deal. Called my realtor and my ex (who is good at this stuff), got them out to see it and made an offer. Had a good inspector. |

We saw ours during the open house on a Sunday and knew after half an hour that we were on to something good. We had been casually looking up to that date (going to open houses and looking on,line) so we had no realtor or been pre-approved or anything like that, we were woefully unprepared.
Since we couldn't stop thinking about the house, we got a realtor and went to see it with her the Tuesday after the open house. We looked at it more carefully with her (mostly because we went sans kids) but did not turn on faucets or anything like that. We made an offer by that Friday before the next open house. |

| Once. With both houses I purchased, I knew I wanted it before seeing the entire thing. Completly happy with my decision each time. |

We looked twice. We had seen dozens of houses and narrowed it down to 3. We told our realtor which three we were most interested, and he let us know that one of the three had just had a contract put down on it, since we had last seen it (about a week before)...so that left us with two. We went back and visited each of those two homes...my husband liked one better, I liked the other one better...we ended up choosing the one I liked better.
No, we didn't do things like run faucets or flush toilets...if there were any problems with that type of stuff, the home inspector will catch it. |
